I wanted to share an important update about a new law in Massachusetts that could greatly impact home buyers. Massachusetts has just become the first state to enshrine the right to a home inspection legally. This groundbreaking legislation was included in the governor's recent housing bill and represents a significant win for consumer protection.
Under this new law, every offer to purchase will soon include language that outlines the buyer’s right to a home inspection. With some exceptions, sellers are prohibited from accepting any offer if they know the buyer intends to waive this right. While home inspections are not mandatory, buyers now have the protected right to choose an inspection once their offer is accepted.
This law also addresses concerns about unregulated, risky inspections, which will now be phased out. The law aims to create a fairer, more transparent market, ensuring buyers can make informed decisions without pressure to skip inspections.
This legislation is expected to take effect around the New Year. It’s a significant step forward in protecting home buyers in Massachusetts, and I’m grateful to everyone who supported this initiative.
