The number of homes for sale on Cape Cod is down nearly 50% from last year ( Feb 2022 vs 2021 ) The buyers are out there and everyone is bidding on the same homes. The demand for New Englanders wanting to live and vacation on the Cape is high with the rise in gas prices, the pandemic and low interest rates. It is time to stop complaining about the housing problem and start getting creative.
We are seeing record numbers of home renovations all over the Cape but I say all the time that the Cape still has a lot of older homes in great areas that need some love. The move-in-ready homes, even in less desirable areas, are selling for over asking and buyers are getting discouraged. Cape Cod has 559.6 miles coastline! The neighborhoods along the coast are very different from Falmouth to P'town. Rather than looking for the move in ready dream house near your favorite beach to go on the market, start to look at the houses next door that need some love. Can you get it without stretching your budget and renovate it the way you want? Land on the Cape is growing in value and your home renovations will pay off in the long term. I always offer to get quotes on renovation projects for buyers. A renovation in a second home could be easier than you think and it opens up your options.
